Fairway Center & North/South/Quail Run Pro Shops
Clubs continue to move into their new spaces at Fairway Center while many other cardholders enjoy the new lobby area and well equipped billiards room. The building plans for Phase 2, which include the lawn bowling green, were submitted in January 2010 to the Maricopa County Building and Development Department in an attempt to secure our building permit for Phase 2 just prior to demolition in July 2010.
The South Pro/Snack Shop restrooms “spruce-up” project is now completed. The restrooms received new flooring, painting, vanity tops, plumbing fixtures and toilet partitions. Contractors on this project were Sunland Plumbing, Desert Rose epoxy, and the RCSC Skilled Trades team. (Approximate Cost - $13,000)
Lakeview / Lakeview Lanes / Viewpoint Lake
The deteriorated outdoor carpeting was removed from the entries to the Lakeview Lanes bowling facility and the remaining concrete surface received a non-slip epoxy coating. In addition, the vestibule areas on the east and west sides of this facility also received new entry carpet tile flooring. Contractors were Desert Rose Coatings and Baker Carpet. (Cost - $3,692)
Several corroded light fixture heads were replaced and several other existing light fixtures were repaired on the Lakeview waterfall. The Skilled Trades department repaired all repairable fixtures while Accel Electric replaced the non-repairable fixtures. (Cost - $3,643)
A 30-year-old-plus 1.5-ton heating and cooling unit was replaced on the Lakeview mini-golf building. Contractor was Custom Cooling. (Cost - $2,872)
In 2009 the Viewpoint Lake Management Board agreed that a water balance study of Viewpoint Lake should be conducted. I am happy to report today that the Viewpoint Lake water balance study, which focused on water evaporation and seepage from Viewpoint Lake, is now completed. Based on the results of this study, it was determined that Viewpoint Lake seepage is 585 acre feet of water annually. Contractor for this project was Terracon Consultants, Inc.
Bell Center / Bell Lanes
The replacement of the two chillers and associated cooling towers, pumps, controls system, etc. at Bell Center is now completed and staff are being trained in the use of the computer software to make temperature changes in various areas served by this new equipment. Contractor is Bel-Aire Mechanical. (Cost - $1,110,621)
The new dust collection system at the Bell wood shop is still awaiting permit approval by Maricopa County Planning and Development department. Since this project requires a building for the dust collection equipment and an electrical interlock upgrade to ensure no stationary tools can be operated without the dust collector running, it was awarded to three contractors. Bel-Aire Mechanical for the dust collection unit and associated air ducting, Ken McIntyre Construction for the equipment building, and Accel Electric for the electrical interlock and general wiring work. (Project Cost - $132,830)
Planning is still under way to replace Bell signage along 99th Avenue. Unfortunately the contractor is still resolving the many requirements of Maricopa County Building and Development department. Contractor is Apollo Sign Company. (Cost - $16,101 including $6,982 insurance settlement from previously damaged Bell sign)
The Bell social hall room dividing wall partitions were recently repaired. Contractor was Air Wall Technicians. (Cost - $2,590)
Sundial Center
A 42-inch TV/monitor was installed in the Sundial Aerobics Room by the RCSC audio/video technician. (Cost - $ 730)
Skilled Trades Department
The Skilled Trades department completed 82 work orders in December 2009. A great accomplishment since they continue to build Fairway club room cabinets and assist clubs with the set up of their rooms.
General Centers Information
A Centers Listening Post meeting was held January 12 at 6:30pm in meeting room #133 at Fairway Center. Six cardholders were present in addition to two RCSC employees. Topics of discussion included improving communication between RCSC and Fairway clubs, pool temperatures and other general Fairway enhancement suggestions. In recent days I have concluded that Listening Post meetings no longer meet the needs of RCSC cardholders so I am cancelling all future Listening Post meetings. It is my intention to develop another communication vehicle which will encourage more buildings and infrastructure communication between club officers, cardholders and RCSC management. Any suggestions from RCSC cardholders would be very much appreciated.
A Fairway clubs presidents exchange meeting was held on Friday January 22 at 1pm in Arizona Rooms 1 and 2. Approximately 36 people attended this meeting. The purpose of the meeting was to share information related to the Fairway facility, discuss current move-in issues, and allow club officers the opportunity to voice their ideas regarding further enhancements to the new facility. Many positive comments were shared about the helpful and courteous RCSC staff and many great facility enhancement ideas were discussed.
